BLP Homeowner Protection. These properties come with a 10 or 12 year BLP housing warranty insurance policy underwritten by Allianz Global Corporate & Specialty.In addition to the BLP housing warranty insurance policy homeowners have the added protection of being covered by the BLP Code for the Sale of New Homes (“Code”). The Code has been established to ensure that best practice is followed in respect of the marketing, selling and purchase of homes and the after sales customer care service which would include the rectification of any snagging.

OUR POLICY ON GROUND RENTS

The Taylour Group of companies has never created leases that apply an annual ground rent to any leasehold property whether it be a house or an apartment. Further we make the statement that we will never do so. In November 2016 a number of articles were featured on the BBC News and other media sources about large national house-builders applying ground rents which doubled every five or 10 years, which became unsustainable for the homeowner and which causes great restrictions in trying to sell your property in due course.
Wycliffe Estates Ltd and Palm Beach UK Ltd on completion of a development will continue their policy of establishing a Management Company controlled by the residents of that development, with no ground rents, and which is gifted at nil cost the freehold land remaining on the development site which cannot be transferred for any consideration.
We feel that such a policy benefits all of our customers and prevents any future exploitation from a third party owner of the freehold land.
